Free on-site survey

A TopRenovatie project manager visits you. We inspect the property, ask about your wishes and flag issues you may not see: sagging floor joists, hidden moisture problems, electrics that do not meet current standards. Honest advice — even if that means certain work is not needed.

Detailed quote at a fixed price

You receive a quote broken down by trade and room — no vague totals. We work with fixed prices. If permits are needed, we handle them for you.

Demolition and shell works

Old out, new in. Our demolition crew works in a controlled way — no unnecessary damage to the structure. Then shell works: new walls, concrete screeds, plastering as the base for everything that follows.

Installations: electrics, plumbing, insulation

The phase that takes the longest. New consumer unit, clean pipes, insulation that structurally lowers your energy bill. Our electricians and plumbers work closely together — everything delivered to NEN standards.

Bathroom, kitchen and sanitary

Complete renovation by property type — what you need to know

A 1930s terraced house needs a different approach than a 1970s flat or a detached villa. We know the pitfalls per property type.

Terraced & mid-terrace house (1930s–60s)

The most common fixer-upper in the Netherlands. Often still structurally sound, but electrics without earthing, steel water pipes, no insulation and a layout that no longer suits modern living. Typical change: load-bearing wall between kitchen and living room replaced with a steel beam for an open plan. Duration: three to five months. Cost: €45,000 – €85,000.

Apartment (including HOA processes)

Renovations in an apartment complex require HOA approval for structural work and sometimes soundproofing. TopRenovatie has extensive experience with HOA communication and knows exactly which changes need approval and which do not. Sound insulation between floors is almost always a priority in apartments. Costs start from €25,000 for a full unit.

Post-war home (1950s–80s)

These homes are structurally solid but face specific problems: asbestos in flooring, ceiling panels or sealant joints, two-wire wiring without RCD protection, and single glazing that does not retain heat. A full renovation offers the chance to make the home more sustainable in one go: insulation, new glazing and heat pump preparation. Cost: €50,000 – €100,000 depending on sustainability level.

Detached & semi-detached home

More volume, more freedom — but also greater complexity. Longer pipe runs, multiple bathrooms, sometimes a basement or crawl space that needs attention. Detached homes offer more scope for extensions, dormers or additions as part of the full renovation. We also handle municipal permit applications. Costs typically range from €70,000 to €150,000+.

Demolition and shell works — the foundation of everything

Many renovations go wrong because the demolition phase is underestimated. What lies behind walls and under floors determines the real cost and timeline of a full renovation.

A complete home renovation starts with a controlled demolition phase. It sounds straightforward, but it takes skill: which walls are load-bearing, where do hidden pipes run, is there asbestos in the floor or ceiling?

Our team carries out an asbestos survey before demolition starts. If asbestos is present — not uncommon in homes built before 1994 — we arrange certified removal. No surprises later, no extra invoice halfway through the project.

After demolition comes shell work: new non-load-bearing walls in stud or masonry construction, concrete screeds for underfloor heating or a level subfloor, and any structural changes after approval by a structural engineer. This is when the new layout of your home becomes visible.

Structural changes & load-bearing walls — creating open spaces

The most requested change in a full renovation: removing the wall between kitchen and living room. It sounds simple — but removing a load-bearing wall without the right approach is one of the most dangerous mistakes in renovation.

How we handle load-bearing walls

Before a load-bearing wall is removed, we have a structural calculation carried out by a certified engineer. Based on that we determine the correct type and size of steel beam — a mistake here can lead to cracking years later or worse.

Temporary props support the floor above while the wall is removed and the steel beam is installed. Only when the beam is correctly built in and the engineer approves are the props removed.

We also handle finishing: patching the ceiling, updating the floor where the wall was, and plastering around the beam so everything connects seamlessly.

Extending living room or kitchen at the rear. Including foundation, cavity wall, roof and connections. Permit required — we arrange this.

Installing a dormer

More light and space on the upper floor. Dormers usually require an environmental permit. Permit timeline: 6–8 weeks.

Converting basement or cellar

Converting cellars to living space requires moisture treatment, insulation, adequate daylight and proper ventilation. We know the technical requirements.

If you are already in the walls, floors and roof — this is the moment to make your home more sustainable. Doing it later costs twice the work and twice the disruption.

Replacing outdated single or double glazing with HR++ or triple glass is the most cost-effective sustainability measure in older homes. Often combined with new window frames in the same project.

A heat pump works efficiently in a well-insulated home with low-temperature heating. We install pipework and underfloor heating during the renovation — the heat pump itself can be installed at the same time or later.

Mechanical ventilation (MVHR)

A well-insulated home without proper ventilation leads to moisture build-up and air quality issues. MVHR (heat recovery) is easiest to install during a full renovation.

Installing circuits and cabling for solar panels while the electrician is already on site — costs almost nothing extra and saves a full reinstall later.

How long does a complete home renovation take? +

Allow three to six months of build time for an average terraced house. Before that there is a preparation phase of four to eight weeks: survey, quote, design and any permit application. We give you a realistic schedule for your specific property at the first visit.

Can I keep living in the home during the renovation? +

For a full renovation, temporary accommodation elsewhere is almost always necessary — all rooms are opened up at once. With a phased approach it can sometimes be different. We consider this in the planning phase and find the most practical solution together.

Do I need a permit for my renovation? +

Cosmetic work (tiles, paint, floors) does not require a permit. Structural changes, facade alterations and extensions often do. Additional rules apply in protected cityscapes or for monuments. TopRenovatie advises you and handles permit applications where needed.

What is the difference between renovating and remodelling? +

Renovating is renewing what exists: replacing installations, refreshing rooms, modernising finishes. Remodelling goes further: the layout changes structurally, extensions are added or room functions change. A complete home renovation can include both. We determine the best approach together during the survey.

Do you provide a warranty on the work carried out? +

Yes. After handover TopRenovatie provides a warranty on all work carried out. Any defects are fixed promptly — without dispute and without extra cost.

Does TopRenovatie also work outside Amsterdam? +

Yes. We are active throughout the Netherlands — Amsterdam is our home base, but we carry out projects in Utrecht, Haarlem, Amstelveen, Almere, The Hague, Rotterdam and surrounding areas.

What should I know about asbestos when renovating an older home? +

Homes built before 1994 may contain asbestos — in flooring (especially adhesive), floor panels, ceiling panels, sealant around shower or bath, and sometimes in chimneys. Before we start demolition we carry out a survey. If asbestos is present we arrange certified removal. This is always stated transparently in the quote — no surprises halfway through the project.

Is HOA approval needed for my apartment renovation? +

For cosmetic work within your own apartment HOA approval is usually not required. Structural work affecting the shared building — such as removing a load-bearing wall, installing underfloor heating or work on the facade — usually requires an HOA decision. TopRenovatie advises which work needs approval and helps you through the process correctly.

Can I combine sustainability with my full renovation and what subsidies are available? +

Yes — and that is the smartest moment. If you are already in the walls and floors, adding insulation, underfloor heating or MVHR costs relatively little extra. Through the ISDE subsidy you can reclaim part of the costs for insulation and heat pumps. Some municipalities offer additional subsidies or loans. We inform you about current options in the quote.
