Six signs your home’s electrical installation needs replacing — and what each one actually costs to fix.

Thousands of Amsterdam homes still run on a 1970s installation: two circuits, no earthing and cloth-insulated wiring. That works for years — until it does not. Below are the six complaints we hear most often, with what usually sits behind each one.

The breaker trips when you use the kettle

Overloaded circuit

Too many appliances on one circuit. A modern kitchen needs three to four dedicated circuits; many older homes share the entire ground floor on one.

Obsolete fuse board

Fuse wire without an RCD. When an appliance fails or a cable is damaged, power does not cut out — that is exactly what an RCD is for.

How to read this: all lines are including labour, small mounting materials and 21% VAT. Large materials you choose yourself — fittings, EV charger, cameras, design-brand finishing — are on top, unless the line says they are included.

Electrical work falls under the standard 21% VAT rate. The reduced 9% rate in the Netherlands applies only to insulation, plastering, painting and wallpapering in homes older than two years. If you combine electrics with that kind of work in one project, we split the invoice so you do get the lower rate on that part.

Rates valid in 2026 for Amsterdam and surroundings. Pre-war buildings, poor access, work above the third floor without a lift or work outside office hours carry a surcharge. The exact price for your home is in the quote after survey.

Dutch VAT on electrical and renovation work: who pays 21%, who pays 9%, and where the 0% rate applies.

This is where most quotes in Amsterdam go wrong. A contractor who charges 9% VAT on electrics will eventually face a reassessment — and that lands with you, or with a bankruptcy that evaporates your warranty. Here is how it actually works.

What to watch for on other quotes: if 9% VAT is shown on electrical installation, that quote is wrong — and usually the price is not lower but less certain, because the difference still arrives later. Always ask for a split by rate. We put that split on every quote by default, even if you do not ask.

Standards, inspection and liability — why electrical work in the Netherlands must follow NEN 1010.

You notice a crooked skirting board. A cable that is too thin behind the wall you do not — until something goes wrong and your insurer asks who installed it. Four things we always arrange and that you should ask about on every quote.

NEN 1010 — the standard, not a preference

NEN 1010 sets cable sizes, circuit layout, RCD protection and which fitting may hang in which bathroom zone. We do not work “approximately” to it: every circuit is measured afterwards and you get the protocol on paper.

A report your insurer accepts

After fire or water damage an insurer asks who installed the system and whether it was inspected. A signed inspection report with measurements and date is then the difference between payout and argument.

VvE approval and shared meter cupboards

In Amsterdam apartments the main supply often runs through common space. We deliver the technical dossier your VvE can approve, including drawing, load calculation and insurance details.

  • 02One-off grid operator costs when upgrading your supply (about € 369 for 3×25 A) and relocating the main connection. That invoice comes directly from Liander.

Frequently asked questions about electrician costs and electrical renovation in Amsterdam.

What does an electrician in Amsterdam cost in 2026?

Our hourly rate for daywork is € 78 including 21% VAT, with € 45 call-out within Amsterdam. For most work we do not charge by the hour but by unit, so you know where you stand up front: adding a socket costs € 145, a light point € 125, a recessed spot € 95 and an extra circuit in the board € 265. A new six-circuit 1-phase fuse box costs € 745, 3-phase € 895. Fault finding and repair starts at € 135 for the first hour including call-out. What does it cost to fully renew a home’s electrics?

For a 90 m² apartment a complete new installation including materials, chasing, finishing, inspection and 21% VAT comes out between € 7,600 and € 10,300. For 50 m² that is € 4,800 to € 6,500 and for 150 m² € 11,700 to € 15,800. If you only want the meter cupboard made safe, you stay between € 1,450 and € 1,950. Partial rewiring — for example only kitchen, bathroom and living room — costs € 4,400 to € 5,900 at 90 m². Pre-war homes run about 14% higher because of chasing and making good in solid masonry. How many circuits does my home need?

As a rule of thumb: a modern 90 m² home lands on 10 to 14 circuits. Upstairs and downstairs lighting each get their own circuit, as do sockets per floor. On top of that the kitchen needs three to four dedicated circuits (general, dishwasher, oven, and with induction two circuits on three phases), and washing machine, dryer, bathroom and boiler each get one. An EV charger, heat pump or AC counts on top. Per maximum of four circuits you need at least one RCD. Use the circuit check above: tick what you have and you immediately see the circuit count and matching board size.

Who pays 21% VAT, who pays 9%, and when is it 0%?

Electrical work always falls under the standard rate of 21%. The reduced 9% rate in the Netherlands applies only to the labour of insulation, plastering, painting and wallpapering in homes older than two years — materials stay at 21% there too, and electrics are not on that list. A company that charges you 9% on electrics faces a reassessment; that eventually lands with you, or with a bankruptcy that evaporates your warranty.

There is one exception many people miss: supply and installation of solar panels on or at a home has the zero rate of 0%, and that also covers the meter cupboard adaptation required for it — an extra circuit or a heavier main fuse. If you have that circuit installed separately, it is 21% again. So tell us in advance.

Do I need to upgrade to three phases, and what does it cost?

Three phases are needed as soon as you want an 11 kW EV charger, a heat pump, an induction hob with wok zone or a workshop with three-phase power. The work is two invoices: our installation work from € 695, and the one-off grid operator cost — at Liander about € 369 for an upgrade to 3×25 A. Important detail: 1×25 A and 3×25 A sit in the same tariff band, so your annual network charges do not change. Only from 3×35 A does the standing charge jump. We therefore almost always recommend 3×25 A, unless the calculation truly needs more.

How long does it take and can I stay in the home?

Replacing only the fuse box takes one to two working days; you are without power for about half a day and can stay at home. Partial rewiring takes four to seven working days — you usually stay, but there is chasing and dust. A complete new installation in a 90 m² home takes ten to fifteen working days and almost always happens during a shell renovation when you are not living there anyway. We tell you a day ahead when power goes off and for how long.

Do I get an inspection report and what is it for?

Yes, on every project. Afterwards we measure the whole installation: insulation resistance per circuit, earth electrode resistance and the trip time of every RCD. You get a signed NEN 1010 report with all measurements, a meter cupboard card and on larger projects an installation drawing with the junction boxes. That report is what your insurer wants after fire or water damage, what a buyer wants on sale, and what a VvE wants before granting approval. Ordered separately such an inspection costs € 295.

Do you also work for VvEs and landlords?

Yes. For VvEs we do stairwell and emergency lighting, central boards, video intercoms, charge points in the shared garage and NEN 3140 inspections with reporting you can put straight on the meeting agenda. For landlords we have a fixed “make safe and inspect” package from € 1,150 to € 1,750 per home, and a maintenance contract from € 145 per home per year. We always deliver the technical dossier needed for VvE approval.

What if something else turns up behind the wall?

That happens regularly in pre-war buildings: aluminium wire, cloth insulation, a junction box plastered shut or a cable that does not run where it should. We then pause the work, send you a photo and a price based on the unit rates already in your quote, and only continue when you agree. That way you never face a surprise at the end of the project — and that is why those unit rates are public on this page.

Do you also do electrics only, or must it be part of a renovation?

Both are fine. We do stand-alone jobs — adding a socket, spots in the ceiling, replacing a fuse box, installing an EV charger — and electrics within a full renovation where we also handle plumbing, tiling, plastering and painting. The second has a practical advantage: the sequence then works itself out, and making good after chasing is finished by the same party. Do you work with English-speaking clients in Amsterdam?
