Most people request four quotations and then put four documents side by side that are not about the same scope. One contractor includes the screed, another does not. That is why we work with three clearly separated levels — and we are upfront about what each level costs.
A bestek for a 100 m² home takes our estimator eight to fourteen hours: measuring, taking off quantities, requesting supplier prices, estimating hours, building the schedule. We cannot give that away ten times a week — and a company that does offer it free does it in two hours. You will not see that difference in the quotation, but you will see it in the extras.
That is why levels 1 and 2 are always free with us. Only when you want a real, contractually hard price on a large project do we ask € 250 — and you get it back as soon as you sign.
In short: up to € 40.000 you get a free, fixed quotation from us — that does not change. For large renovations the free quotation is an honest band width, and the € 250 detailed cost breakdown is the step that turns that band into a hard price. You choose whether to take that step.
We do not schedule more projects than our fixed crews can handle. You get the handover date before work starts, and it is written into the contract.

All amounts are guideline prices including 21% VAT, valid in 2026 for projects in Amsterdam and surrounding areas. Unless otherwise stated this is labour including small materials; finish materials such as tiles, sanitaryware, parquet and kitchen are extra and chosen by you. For homes older than 30 years, poor access or work on more than three storeys a surcharge may apply. The exact price for your home is in the quotation after the survey.
Extra work almost always comes from things that only become visible once the wall is open. We prefer to name them now rather than halfway through — and in the detailed cost breakdown there is already a unit price for each of these points.

On a full remodel the bathroom stood out in particular: tiling, beton ciré and a carefully considered lighting plan. Replies to messages usually came within ten minutes.
Budget € 450 to € 580 per m² for the Basis package, € 735 to € 950 per m² for Comfort and € 1.245 to € 1.600 per m² for Design — all including 21% VAT, materials and labour. The larger the floor area, the lower the price per m²: at 350 m² the rate is about 15% below that of 50 m², because mobilisation, planning and logistics are spread over more metres. Because a real detailed cost breakdown takes eight to fourteen hours of an estimator’s work: measuring, taking off quantities, requesting supplier prices, estimating hours and building the schedule. A company that does that for free does it in two hours — and you will not notice that difference in the quotation but you will in the extras. Important: the guideline price and the outline quotation remain free with us at all times, including for large projects. The € 250 applies only to the detailed cost breakdown, is fully credited once you commission us, and you get it back if you find the breakdown unusable.
A guideline price is an indication based on m² and level, accuracy about ±25%. A quotation is an offer with a total amount, usually broken down by room or by trade, accuracy ±10–15%. A cost breakdown or bestek is a technical document with a bill of quantities: every line has a unit, a quantity and a unit price, plus brands, types and a schedule. Accuracy ±3–5%. Only with a bestek can you truly compare multiple contractors, because everyone then prices the same lines.
Do not put them side by side on total amount but on content. Check for each quotation: is the screed included, the skip and waste removal, the dust barriers, making good after an opening, painting after plastering, and the contingency item? Also ask for the unit prices for extras — if those are missing, extras will be charged at day rates. Our detailed cost breakdown includes a bill of quantities that you may give to the other three bidders; then you get four prices for exactly the same work. That is precisely what the € 250 is for.
For a 90 m² apartment we allow 4 to 6 weeks in Basis, 8 to 12 weeks in Comfort and 12 to 20 weeks in Design. At 200 m² and more that rises to 16 to 26 weeks. The handover date is in the contract before work starts, including agreements on overrun. We do not take on more projects than our fixed crews can handle — that is why we can make that date stick.
With the Basis package often yes, if we work room by room. With Comfort and Design the home is stripped to shell: there is then temporarily no kitchen, bathroom or heating. Most clients rent something for that period, or time the remodel with the handover of a newly purchased home. We plan the phasing with you in advance.

They are the same people on every project, directed by one project manager from TopRenovatie. For you that means one point of contact, one schedule and one party responsible for the whole.
Yes. For openings in load-bearing walls we arrange the structural calculation and the permit application with the municipality. If you live in an apartment, we supply the technical dossier your Owners’ Association needs for approval — including drawings and acoustic calculation. Both appear as separate items in the price list.

Yes. Two years on workmanship for Basis, five years for Comfort and Design, and ten years on the waterproofing of bathrooms and wet rooms. Manufacturer warranties on materials and appliances continue as normal. Remaining items after handover are resolved within two weeks.
