Retrofitting your building, with the monthly cost per apartment shown
Roof, facade, glazing, ventilation and heating for apartment blocks. Work out the investment, the SVVE subsidy and the monthly cost per apartment in one minute — the only figure a general meeting really votes on.
What will it cost, and what is left after the subsidy?
Four steps, about a minute. You see the figure before we know anything about you.

Breakdown
| Measure | Unit | Indicative price | Subsidy (indicative) |
|---|
Indicative price based on 2026 Amsterdam market rates and the 2026 SVVE tariffs. Subsidy amounts change annually; we verify them at rvo.nl when applying. After the survey the contract sum is fixed.
SVVE, ISDE and the order that makes the difference
Four schemes, two different sequences and one rule that doubles the amount. Below you will find which applies when.
SVVE
For the VvE as a legal entity
The scheme for common parts: roof, façade, window frames, floor, collective installations. Applications can be submitted until 31 December 2030. For insulation and heat, please submit before the vve commissions; for research and advice right after delivery, once for all reports together.
ISDE
For the owner, within his own apartment
According to the deed of division, what is private can be requested by the owner himself — often his own glass or his own ventilation box. Here, the order is reversed: first execute and pay, then request, within 24 months.
Heat fund
If the reserve fund is not sufficient
As a legal entity, the VvE takes out a loan that is paid from the monthly contribution. Borrowing and receiving a subsidy for the same measure may be done side by side.
Municipality of Amsterdam
On top of the national schemes
There are also municipal pots that differ per year and per district and that are sometimes stackable and sometimes non-stackable. We check this per project instead of putting it in a quotation as collateral.
The combination rule
If the VvE implements one insulation measure, the basic rate applies per square meter. If it carries out two or more, that rate doubles — on both. That is why a roof project in Amsterdam is almost always combined with glass or façade planned and not loose. In the calculator above you will see the difference as soon as you take a second measure ticks.
The order of applying
The mistake that is made most often: the board first instructs for the roof and then submit the subsidy application. It's too late for insulation and heat. The application must be there before the assignment is given — exactly the opposite of the ISDE, where a private individual applies afterwards. You do ask for advice and research afterwards in one go for the whole building.
What you do, what we do
The process support is an independent role for each scheme and can therefore not be provided by the executive contractor. We work together with consultants with BRL 9500-02 who provide the energy advice and do the supervision, and remain on the executive side themselves. The board hears independent advice about the question of whether something needs to be done, and only then a price from us. What we do supply: the structural data for the report, the contract price per measure, the complete subsidy file with m², Rd and U values and implementation photos, and our presence at the GMM.
From first meeting to handover
Count on six to twelve months. The longest part is not the implementation but the decision-making — and we help with that, because we come to the meeting.
Introducing the board
An hour with the board or the administrator, on site. We walk up to the roof, look in the meter cupboard and in the crawl space, and honestly say what does and does not make sense. Free of charge and without a quote afterwards in the bus.
1 interviewEnergy advice and DMJOP
An advisor with BRL 9500-02 draws up the energy advice — mandatory as soon as you take two or more measures. 75% of that invoice is returned via the scheme. We provide the structural data so that the report matches the reality on the roof.
3–5 weeksPackage of measures and cost estimate
We put two or three variants next to each other, each with investment, subsidy, remaining amount and the amount per apartment per month. The latter is the number on which an GMM actually votes.
2 weeksSVVE request — before the assignment
For insulation and heat, the application is submitted before the vve commissions. That is exactly the opposite of the ISDE for private individuals, and it is the mistake that most homeowners' associations make. You can request advice and research afterwards, in one go for the entire building.
rVO DECISIONThe GMM: decision and authorisation
We come to the meeting and explain it to the owners, not just the board. The decision and the authorisation of the board must be in the minutes — RVO checks this during the assessment.
1 eveningExecution with construction supervision
Permanent team, permanent contact person, weekly feedback to the board and a residents' letter before each phase that causes nuisance. Since 2026, 32 hours of professional construction supervision have been eligible.
4–16 weeksCompletion and file
Photos during execution, invoices with m², Rd and U values and reporting codes, the delivery file and the new energy label. Without this file, the subsidy will not come in, no matter how good the work is.
1 weekNext post from the MJOP
Together with you, we will put the following item from the maintenance plan on the agenda and report one year in advance. A VvE plants in years, not weeks.
on-goingFull price list
All amounts excluding VAT and per unit. The subsidy column shows the amount for one measure and — after the slash — at two or more, because then the rate doubles.
| Measure | Unit | Indicative price | Subsidy per unit |
|---|
VAT: insulation work on homes older than two years is subject to the work below 9%, the material remains 21%. Installation work is completely 21%. The calculator splits that correct and shows the VAT amount separately.
Us against the market
Not because the rest does a bad job, but because a vve needs other things than a private customer — and the market is rarely geared towards that.
| Us | The rest of the market | |
|---|---|---|
| Present at the GMM | Standard, also in the evening | Rarely — the board must explain it themselves |
| Price per apartment per month | On the quote | Only a total amount for the entire building |
| Subsidy dossier | We deliver it completely | "That is arranged by the VvE itself" |
| Order of Requests | Before order for insulation and heat | Afterwards — and then it's too late |
| Resident communication | Letter per phase, NL and EN | A note in the porch |
| Work on stacked construction | Own ploughs, no subcontracting per m² | Personnel on loan per project |
| After delivery | MJOP agenda and recurring contact | End of project, end of contact |
What we put in writing
Everything below is in the quotation, so that the treasury committee can check it before is voted on.
Fixed contract price per measure
Additional work only after written agreement of the board, with a price. No open items, no provisional items without upper limit.
Subsidy file completely delivered
Invoices with m², Rd and U values, reporting codes and execution photos. If something is missing in our file that causes the application to be rejected, we will correct it free of charge.
10-year warranty on roof and façade
On the roofing and façade insulation applied by us, transferable when selling an apartment.
Payment in instalments, never in advance
Deadlines linked to completed phases, not to the subsidy. The subsidy comes in later and that risk is not up to you.
Own liability and car coverage
Policy sheets are included in the quotation, so that the treasury committee can check it before voting.
Resident communication included
Residents' letter in Dutch and English before each phase, a fixed telephone number for residents and one point of contact for the board.
Amsterdam building types
What is possible in Amsterdam depends more on the year of construction than on the budget.
Canal house with apartment rights
Solid walls, monumental window frames, roof partly in use. Exterior insulation is almost always excluded here; the profit is in the hood, in the floor above the basement and in rear glazing.
Portico flat from the 1930s
Flat roof that needs to be replaced, no cavity, wooden floors. The roof is the logical starting point: it has to be done anyway and it immediately yields the combination rule.
Reconstruction apartment with gallery
Cavity present, so the cheapest measure is ready. The cold parapet under the window is the biggest leak here — the insulating window panels have existed since 2026.
High-rise with collective boiler
Here, the boiler room is the real project: a collective heat pump or a heat connection changes the energy bill of each apartment at the same time.
Mixed Owners' Association with rental apartments
Corporation or investor agrees. The SVVE applies to the collective work; the landlord has a separate arrangement for their own apartments. We split that in the quotation so that both tracks are correct.
Small Owners' Association of two to eight owners
No manager, no significant reserve fund, everyone knows each other. The main thing here is that the amount per apartment per month is manageable and that one party arranges everything.
Work we have done
Six projects in which something different was always the bottleneck.
Portico apartment Rivierenbuurt, 14 apartments
Flat roof replaced and insulated, HR++ glass in the facade. Two measures, so the doubled rate. Lead time seven weeks, residents continued to live.
Residential building Bos en Lommer, 24 apartments
Cavity wall insulation, roof insulation and decentralised ventilation with heat recovery. The cavity was first inspected for debris and penetrating moisture; two façade surfaces fell off as a result.
Canal house Centrum, 6 apartments
Hood insulation from the inside and rear glazing behind the monumental window frames. Exterior insulation was excluded here; the label went up two steps anyway.
Gallery flat Nieuw-West, 32 apartments
Insulating frame panels in the parapets, roof insulation and preparation for a collective heat pump. The panels here were the coldest surface of the entire façade.
Kleine VvE De Pijp, 4 apartments
Roof, floor above the basement and glass in one operation. Without a manager, so we also took care of the documents for the meeting.
Mixed Owners Association North, 18 apartments
Corporation owned eight apartments. Collective work via the SVVE, the rental apartments via the landlord's own scheme, split into one offer.
What else we do for a vve
Own teams, so for a combined project there is no need for a different party per field on the jetty.
Insulation
Floor, cavity, facade, roof and attic — also for private owners.
Electricity and group cabinet
Meter cabinets, charging stations and NEN 1010 inspection in stacked construction.
Plumbing
Standpipes, rainwater drainage and collective installations.
Stucco and painting
Porches, stairwells and façade finishing after insulation.
Flooring and sound insulation
The 10 dB requirement from the deed of division, with measurement report.
Complete home renovation
For owners who tackle their own apartment.
Where we work
Amsterdam and the municipalities around it. Outside this area, we only work with larger complexes.

A no-obligation meeting with your board
An hour on site, roof, meter cupboard and crawl space included. No quote unless you ask for one.
What you get from us: an honest assessment of what does and does not make sense in your building, the order in which it is wise, and an indication of the amount per apartment per month. What we ask of you: the deed of division and, if there is one, the multi-year maintenance plan.
