Every neighbourhood needs a different approach. This is what we see most:
Inside the Singelgracht
17th- and 18th-century canal houses, narrow stairs, timber floor structures. Materials often go in by hoist or beam.
De Pijp, Oud-West, Concertgebouwbuurt
Late-19th-century walk-ups, often split into apartments with a homeowners’ association. Typical work: a bathroom on a timber floor, soundproofing between storeys.
Plan Zuid / Rivierenbuurt
Amsterdam School, 1920–1940. Nationally protected townscape since 2018, so façades and window frames follow strict rules.
Western Garden Cities, Buitenveldert
Post-war walk-up and gallery flats. Clients here usually want a full renovation: bathroom, kitchen, floors and electrics in one go.
Zuidoost and IJburg
Built from the 1970s through after 2000. Usually modernisation and retrofit insulation, rarely structural work.
Foundations on timber piles
Many pre-war Amsterdam buildings stand on timber piles. For a heavy intervention — a concrete floor, a new bathroom with a bath, or an extra storey — we first check weight and foundations. Only then do we propose the work.
Rules when renovating in Amsterdam
Amsterdam has about 7,500 national monuments (CBS, 2019). The area inside the Singelgracht and Plan Zuid are nationally protected townscapes. New window frames, a dormer or a roof terrace almost always need an environmental permit there. District Zuid has its own rules for dormers and balconies.
| Topic | What applies | Source |
|---|---|---|
| Monument or protected townscape | Environmental permit for changes to façade, window frames and roof. Interior work is often permit-free, except on a national monument. | municipality |
| Container or scaffolding on the street | You report a skip, building materials or a mobile scaffold free of charge, at least 48 hours ahead: max 3 objects on the pavement or across max 2 parking bays. In Centrum and on quays and bridges an object permit is always required: 7 working days ahead, €181.30 for 2 weeks. We arrange this and list the cost separately on the quote. | municipality |
| VvE | In an apartment you often need homeowners’ association approval for pipework, ventilation and floors. We supply the drawing and material specification for the meeting. | — |
As of November 2026. Amounts from the municipality of Amsterdam may change on 1 January. We verify them with each quote.
