Binnenstad
Rijksbeschermd gezicht met grachtenpanden en werfkelders. Materiaal aanvoeren en parkeren vragen hier extra planning.
Wittevrouwen, Lombok, Oudwijk
19th-century terraced houses, often with a timber ground floor. Typical work: floor insulation, a bathroom and a kitchen.
Zuilen, Hoograven, Overvecht
Vooroorlogse en naoorlogse wijken. In Overvecht-Noord is de isolatiesubsidie hoger.
Leidsche Rijn en Vleuten
New build from the late 1990s. Usually finishing — bathrooms, floors and painting — and less about insulation.
Werken in de binnenstad
A street container in Utrecht always costs money, and so does inner-city parking. We therefore schedule demolition and delivery days tightly and haul with a trailer, so no container sits on the street for weeks.
Rules when renovating in Utrecht
Utrecht telt ongeveer 1.600 rijksmonumenten en 1.600 municipal monuments, plus 6 rijksbeschermde gezichten. Klein onderhoud aan een monument is vergunningvrij, grotere reparaties en wijzigingen niet. De municipality raadt zelf aan om bij twijfel contact op te nemen, omdat de online vergunningcheck voor monumenten niet betrouwbaar is.

Subsidies and loans in Utrecht

€750 for one measure, €1,500 for two. In Overvecht-Noord and with a U-pas it can rise to €8,000. Conditions: WOZ under €563,000 and label D–G. No PUR on floor and roof. Apply until end of 2027.

Subsidy for insulation, heat pumps and ventilation. Since 2026 you get €400 for ventilation, but only together with at least one insulation measure. For monuments, secondary glazing also counts.
