Amsterdam building types

A canal house from 1680 and a 1962 porch flat need different materials. That is not a detail: it decides whether the work lasts five or fifteen years.

Canal house and listed building (pre-1900)

Solid walls without a cavity, lime mortar, timber joists that move. Cement render seals such a wall and within two winters causes salt bloom or detachment. Here we plaster with lime, vapour open, and reinforce every crack with mesh. Ceilings up to 4 m and beyond: expect internal scaffolding. A permit applies to visible facade work.

Pre-war home (1900–1940)

De Pijp, Oud-West, Oost, Amsterdam School. Ceilings 3 to 3.4 m, reed or lath ceilings, cornices worth keeping. Often four to six layers of wallpaper. We strip it all back, reinforce cracks and apply a levelling coat — otherwise the wall waves under raking light.

1930s house

Good brickwork, cavity walls, often original frames. Exterior painting is decisive here: end grain and cills are where rot starts. Inside, the substrate is usually stable — thin-coat plaster or skimming is enough.

Post-war portico and gallery flat (1950–1975)

Nieuw-West, Noord, Zuidoost. Concrete walls and ceilings, 2.5 m ceilings, plenty of 1980s spray texture that has to come off. Ideal for airless spraying: flat planes, little ornament. Doing five homes in one stairwell saves everyone money.

New build (IJburg, Zuidas, Houthavens, Sluisbuurt)

Sand-lime brick and gypsum blocks, delivered bare. Thin-coat plaster is enough here — traditional render is money wasted. Mind first-year shrinkage: we return free of charge after nine months for the shrinkage cracks.

Owners’ association, landlord and commercial

More than half of Amsterdam’s housing sits in an owners’ association. We provide a multi-year maintenance budget for decorating, work outside office hours in commercial spaces, and hand over rental-ready between tenants — with photos for your records.

What does plastering cost per m² in Amsterdam?
Wallpaper-ready plaster is €15.50 to €19 per m² excluding VAT, paint-ready smooth plaster €21 to €25. With 9% VAT that is €16.90–€20.70 and €22.90–€27.25 per m². Ceilings run about 20% higher because overhead work is slower. The calculator on this page works out your own situation in 60 seconds.
What does painting cost per m²?
Two coats of emulsion on walls costs €13 to €17 per m² excluding VAT, including masking, cutting in and paint. Ceilings €14.50 to €19. Airless spraying is cheaper above 150 m²: from €7.35 per m². Painting a facade runs €30 to €46 per m².
Do I pay 9% or 21% VAT?
Plastering, painting and wallpapering a home older than two years falls under the 9% rate — including the materials used and the preparation. The Dutch tax authority states this literally. Exceptions that are 21%: erecting plasterboard and lining walls, replacing windows, doors and frames, structural sealant work and preparatory demolition. Our quote splits this correctly, and so does the calculator once you enter the year of construction.
How do I know whether my home is older than two years?
The period runs from the date the building was first used as a dwelling. Enter your address in the calculator: we retrieve the year of construction from the BAG, the official Dutch building register. In borderline cases you sign an age declaration — not mandatory since 2013, but it protects you and us.
What is the difference between wallpaper-ready and paint-ready?
Wallpaper-ready is flat and true, with minor imperfections that disappear under paper or glass fibre. Paint-ready is smooth enough to paint directly: every flaw shows in raking light, so an extra pass is applied. The difference is about €5.50 per m². If you want a crisp white surface with no texture, you need paint-ready — wallpaper-ready plus paint does not give the same result.
How long does it take and can I stay at home?
An 80 m² flat plastered paint-ready takes two people three to four working days, plus two to three drying days before painting. Painting the same flat: two to three days. You can stay — we work room by room, sand with extraction and cover the rest. Only for whole-home airless spraying is it easier to sleep elsewhere for two nights.
Do you also work evenings, weekends and public holidays?
Yes. Evening work after 18:00 adds 30% to labour, Saturday 50%, Sunday and public holidays 100%, night work between 22:00 and 06:00 also 100%. Materials are never marked up. These percentages follow the Dutch collective agreements for finishing and painting trades. The calculator shows the difference in euros so you can choose.
Why is Amsterdam more expensive than the rest of the Netherlands?
Three reasons, and we would rather name them than hide them in the m² rate: parking and access (€32 to €62 per working day in the centre), higher ceilings in pre-war buildings, and material that has to go up a narrow staircase or through a window. We charge those items separately and visibly.
Is there a minimum job?
Below 15 m² we charge a call-out of €265 to €295 excluding VAT: setting up, masking and cleaning up then outweigh the work itself. Between 15 and 50 m² we quote bespoke. From 50 m² the square-metre rate from the calculator applies.
Can beton ciré go over existing tiles?
Yes, and that is exactly why it is popular: no demolition, no skip, no weeks without a bathroom. The tiles are degreased, given a quartz bonding primer and the joints are levelled. Mesh goes into the shower corner. What does not work: beton ciré over loose tiles or a substrate that is still damp.
What is the difference between beton ciré and microcement?
Beton ciré has a coarser grain and a livelier, clouded appearance; microcement is finer and crisper. Beton ciré is slightly tougher on floors, microcement gives a more modern, even result on walls. Both are 2 to 3 mm thick and seamless, at €85 to €185 per m².
My walls have cracks. Can you simply plaster over them?
No, and that is the most common mistake. An unreinforced crack comes back through the new layer within one heating season. We rake the crack out, set mesh tape into it and skim over. For a crack wider than 2 mm or one that steps through the brickwork, we first check whether the settlement has stopped — sometimes that is a job for a structural engineer, not a plasterer.
What is airless spraying and when is it cheaper?
Airless spraying atomises paint under high pressure instead of rolling it on. The result is crisper, there are no roller marks, and it is four to five times faster. The condition is that everything that must stay paint-free is masked — which takes time. From about 150 m² spraying beats rolling; below that, rolling is cheaper.
Which paint do you use?
For walls and ceilings, a scrub-resistant class 1 emulsion as standard (Sikkens, Wijzonol or Histor, depending on the substrate). For interior woodwork, waterborne acrylic enamel, which does not yellow. Outdoors often still alkyd, because it fills weathered timber better. In listed buildings, lime or chalk paint, because the wall must breathe. We record brand, type and colour code on the invoice, so in five years you know exactly what is on there.
Do I get colour advice too?
Yes, and it is included from the Complete package. We put three 50 × 50 cm samples on your own wall and you look at them for two days — morning light, evening light, artificial light. A colour that works on a card in the shop can behave completely differently on an Amsterdam north-facing wall. This page also has a visualiser to try colours on a photo of your own room.
How long must plaster dry before painting?
A rule of thumb is one day per millimetre of thickness, and for gypsum at least five to seven days for a smooth 2 to 3 mm layer. Longer in winter or a poorly ventilated room. Painting too early traps moisture and gives stains or peeling within months. We simply plan that drying time in, and say honestly when it does not fit into one week.
Can you remove mould?
We remove and treat the mould and restore the plaster and paintwork. But we do not promise it stays away while the cause remains: a cold bridge, a leak or poor ventilation. That is why we always start with a damp reading. Painting over with anti-mould paint alone postpones the problem rather than solving it — and we would rather say so up front.
What does painting a door cost?
One side €55 to €85 excluding VAT. Both sides including the frame €125 to €165. That is sanding, degreasing, priming and two coats of acrylic enamel. Spraying on site costs €95 to €165 per door and gives a factory-flat result with no brush marks.
Do you work for owners’ associations and landlords?
Yes, and it is a large part of our Amsterdam work. For associations we provide a multi-year maintenance budget for decorating, including a block-by-block inspection. For landlords we hand over rental-ready between tenants, with a photo report for your file and a fixed lead time so the property is not empty longer than necessary.
What about scaffolding and permits?
Exterior work above the first floor needs scaffolding or a cherry picker. If it stands on the public road, Amsterdam requires a street object permit and paid parking may have to be suspended. We apply for it; budget €160 to €390 in fees plus the scaffold itself. For a single elevation a cherry picker is often cheaper than a week of scaffolding.
What if I am not happy with the result?
At handover we walk round together with a lamp — raking light is the fairest judge. Whatever you point out then, we put right before the invoice goes out. If you notice it later, the 5, 8 or 15-year guarantee on adhesion and colour applies, recorded in writing.
How reliable is the price from the calculator?
It is an indicative price based on 2026 Amsterdam market rates and our own calculation. In roughly nine out of ten cases the final quote falls inside the range shown. What can shift it: a substrate that looks different from the description, damp that only appears when stripping, or suspected asbestos in a pre-1994 building. After the survey the price is fixed.
What if asbestos is involved?
In pre-1994 buildings asbestos can be present in old ceiling boards, in certain plaster mortars and behind tiling. We demolish nothing we suspect. If in doubt, have a certified firm carry out an asbestos survey; we plan around it. This is not a delaying tactic but a legal duty and your health.
Can I supply the paint myself?
Yes. You then pay labour only, and we note on the quote that the adhesion guarantee covers our workmanship, not your material. With a paint we do not know, we make a test patch first. It is usually not cheaper, though: we buy at trade prices.
Do you take small jobs, like a single wall?
Yes, but then the €265 to €295 call-out applies, or we schedule it as a half session alongside another job nearby. Ask via WhatsApp — if we are in your street anyway, it can be considerably cheaper.
How quickly can you start?
For small jobs usually within 5 to 10 working days. For a whole home, typically 2 to 4 weeks. An urgent start within 48 hours is possible at a 35% labour surcharge. The planner on this page shows today’s first available window.
What if you cause damage?
We carry public liability insurance. Report damage within 48 hours with a photo; we repair or compensate. Before starting we photograph floors, frames and furniture ourselves — that protects both sides.
Can I pay in instalments?
Yes. Standard is 30% on commencement, 40% midway and 30% on completion after your approval. Above €7,500 we can work in four instalments. We never ask for the full amount up front — if a contractor does, treat it as a warning.
What is glass-fibre wallcovering and why recommend it for rentals?
Glass-fibre fabric is glued to the wall and then painted. It bridges hairline cracks, resists knocks and can simply be repainted for the next tenant — four or five times in its life. All-in it costs €16.50 to €21 per m² excluding VAT, including sanding, hanging and two coats. Over ten years that is cheaper than replastering three times.
Do you also work in English, Turkish, Polish or Ukrainian?
Yes. Our teams speak Dutch, English, Russian, Ukrainian, Polish and Turkish; for Arabic and Papiamento we use fixed interpreters at the survey. This page, the calculator and the quote are available in eleven languages. You state your language in the form and the assistant replies in it.
What is the difference between you and a platform like Werkspot?
On a platform you fill in a form and get three to five companies on the phone who paid for your lead. You do not know who turns up, and you only see a price after the call. Here you see the price before you hand over anything, you choose the team and the window yourself, and there is no intermediary in the chain who has to be paid.
How do I measure my walls myself?
Wall area is the room perimeter times ceiling height. A room 4 by 5 metres with a 2.60 m ceiling gives (4+5+4+5) × 2.60 = 46.8 m². Only deduct windows and doors once they exceed 10% of the surface. What does spraying my kitchen fronts cost?
€55 to €110 per door excluding VAT, including removal, degreasing, sanding, priming, two coats and refitting. A kitchen with 18 fronts comes to roughly €1,200 to €2,000 — against €8,000 or more for a new kitchen of the same size.
Do you give a discount if the neighbours join in?
Yes. Five homes in one stairwell or street at once saves us one set-up, one masking round and one journey. We pass that on: 5 to 8% off for everyone. In Amsterdam portico flats it is the cheapest way to get your home done.
What happens to my data?
