Materials: what we use where
Every type of plaster, primer, paint, sanding pass and sealant has one right place. Here is which, and what it costs. Mix them up and you will see it after one heating season.
Types of plaster

Amsterdam building types
A canal house from 1680 and a 1962 porch flat need different materials. That is not a detail: it decides whether the work lasts five or fifteen years.
Canal house and listed building (pre-1900)
Solid walls without a cavity, lime mortar, timber joists that move. Cement render seals such a wall and within two winters causes salt bloom or detachment. Here we plaster with lime, vapour open, and reinforce every crack with mesh. Ceilings up to 4 m and beyond: expect internal scaffolding. A permit applies to visible facade work.
Pre-war home (1900–1940)
De Pijp, Oud-West, Oost, Amsterdam School. Ceilings 3 to 3.4 m, reed or lath ceilings, cornices worth keeping. Often four to six layers of wallpaper. We strip it all back, reinforce cracks and apply a levelling coat — otherwise the wall waves under raking light.
1930s house
Good brickwork, cavity walls, often original frames. Exterior painting is decisive here: end grain and cills are where rot starts. Inside, the substrate is usually stable — thin-coat plaster or skimming is enough.
Post-war portico and gallery flat (1950–1975)
Nieuw-West, Noord, Zuidoost. Concrete walls and ceilings, 2.5 m ceilings, plenty of 1980s spray texture that has to come off. Ideal for airless spraying: flat planes, little ornament. Doing five homes in one stairwell saves everyone money.
New build (IJburg, Zuidas, Houthavens, Sluisbuurt)
Sand-lime brick and gypsum blocks, delivered bare. Thin-coat plaster is enough here — traditional render is money wasted. Mind first-year shrinkage: we return free of charge after nine months for the shrinkage cracks.
Owners' association, landlord and commercial
More than half of Amsterdam's housing sits in an owners' association. We provide a multi-year maintenance budget for decorating, work outside office hours in commercial spaces, and hand over rental-ready between tenants — with photos for your records.
